Half of All UK Homes Increased in Value Last Year
Many homeowners assume the property market has been fairly flat recently.
The reality is much more interesting.
According to Zoopla's latest analysis of the UK's 30 million homes, 15.2 million properties increased in value during 2025, with the average gain being approximately £9,900 per home. Even more remarkably, 3.1 million homeowners saw their property's value increase by more than £20,000 in a single year.
The Hidden Wealth Most People Never Think About
Let's put that into perspective.
If your home gained the average £9,900 increase:
That's £825 per month.
£190 per week.
More than many people save annually.
Yet because property wealth is largely invisible, many homeowners don't appreciate how much their financial position has changed.
The North Is Leading The Way
One of the most surprising findings was that some of the strongest performing areas were in Northern England and Scotland.
In fact, Zoopla identified areas in the North West among the UK's top-performing locations for house price growth.
Why This Matters
Many homeowners haven't had a valuation in years.
If your property has gained £10,000, £20,000 or more since your last appraisal, it could significantly alter:
Your moving options.
Your mortgage position.
Your retirement plans.
Your ability to help family members financially.
The Question
Do you actually know how much wealth is sitting behind your front door?
